The first hour, and what extraction actually removes
The six-step process starts before a pump is ever plugged in: emergency response and assessment, so the crew knows what they are walking into and what is safe to touch. Then extraction, which is not the same as mopping up standing water. A truck-mounted or portable extraction unit pulls water out of carpet, pad and the top layer of a subfloor in one pass, at a volume a wet-vac cannot match.
Every hour that water sits is an hour it keeps spreading sideways under baseboards and wicking upward into drywall. Getting extraction started fast is what keeps a flooded room a flooded room, instead of a flooded room plus three feet of wet drywall around it.

Thermal imaging and moisture meters find the water you cannot see
A room can look dry within a few hours and still be wet where it matters. Infrared camera inspection and thermal imaging map temperature differences behind walls and under flooring that the eye cannot pick up, and moisture meters confirm it with an actual reading rather than a guess.
That combination is what decides where the drying equipment actually goes, and it is also what tells us when a wall cavity or a section of subfloor needs to be opened up rather than dried through the surface. Skipping this step means drying the part of the room that was never the problem.
Chapter 03
Structural drying versus surface drying, and why a dry carpet over a wet pad is a mold job in three weeks
Drying and dehumidification is its own step in the process for a reason. A carpet can feel dry to the touch within a day while the pad underneath it, and the subfloor underneath that, are still holding moisture. Surface drying stops there. Structural drying does not: it targets the pad, the subfloor and the wall cavities as a single assembly, with airflow and dehumidification sized to the volume of the space, not just the square footage of visible surface.
A carpet that feels dry but was dried on the surface only is not a finished job, it is a mold job waiting on a calendar. Cleaning and sanitization comes after drying is actually confirmed, with EPA-approved disinfectants, not before.
